Apply for an Indonesian subsidised FLPP home loan with Tapera Mobile

  1. Check eligibility and zone

    Compare household income and first-home status with BP Tapera’s zone and marital-status criteria.

  2. Open Tapera Mobile

    Register through the app linked by BP Tapera, then choose an available home and participating bank.

  3. Prepare bank documents

    Collect identity, income, NPWP, return and home-reservation documents from the official checklist.

  4. Compare total commitments

    Request written figures for deposit, instalments, transaction charges and insurance before signing.

Costs and timing

Payments depend on the property, lender, applicant and current FLPP rules. A promotional low down payment does not equal the total purchase cost; ask the lender for a written breakdown.

Income zones and lender decisions

BP Tapera publishes different monthly income ceilings across four zones and marital statuses. There is no single nationwide ceiling; use the current table for the property and household. It lists documentary routes for both regular and irregular earnings.

Meeting an income ceiling does not guarantee mortgage approval. The lender still checks repayment capacity, documents and the chosen property. Applicants can inspect their own credit-information record.

SiKasep migration

BP Tapera moved SiKasep services to Tapera Mobile on 13 April 2026. Older articles still pointing to SiKasep can misdirect applicants.

Before paying a reservation fee, check the developer, property details and bank route through the official channels.

Things to check carefully

  • No third party can guarantee lender approval.
  • Income limits and property prices vary by area and rule changes.
  • A low instalment does not show all upfront costs and late-payment risks.

No. BP Tapera says the service migrated to Tapera Mobile.

Can an informal worker apply?

BP Tapera describes evidence for irregular earners, although the bank still decides on the application.
